Fair Hills offers an all-inclusive meal plan (American Meal Plan), partial meal plan (One Meal Plan), or breakfast only meal plan, depending on the season.  Rates differ depending on dates and guest ages. For an exact rate quote, please contact the Fair Hills office.

Reservation & Cancellation Policies

We appreciate your business and understand that even the best organized plans can change.  However, unlike a hotel, large resort or year round property, our small capacity and short season means cancellations impact our business and staff significantly.  We have found that last-minute cancellations typically are difficult to rebook.  Therefore our deposit & cancellation policies ensure the sustainability of our business so we can be here in years to come for you and your family to enjoy!

Reservation Requirements to Confirm Booking

Guest information required for each registered guest

  • Full Name
  • Address, Phone Number & Email (required for guests ages 18+)
  • Birthdate
  • Hometown
  • Number of Years to Fair Hills

Billing Set-up:  one of three options for lodging & incidental charges

  • One Bill – all charges for all guests on one bill
  • Lodging & Incidentals separate – all lodging charges on one bill, incidentals on individual bills by cabin
  • Each cabin bill separate – each for lodging & incidental charges

Rates

All reservations confirmed with satisfactory deposit payments by April 15th, 2022, will lock in 2022 lowest rates. Rates may go up after April 15th. Reservations made or confirmed after April 15th may be subject to higher rates.  Please add 15% service charge and 7.375% Minnesota sales tax to all rates.

Deposits & Payments

Stays 5 + nights:

Due by January 15 or within 7 days of making reservation (whichever comes last)

  • $500 per adult (ages 13+)
  • $250 per child (ages 6-12)

Due 90 days to arrival

  • Remaining balance of stay

Stays 2-4 nights:

Due by January 15 or within 7 days of making reservation (whichever comes last)

  • $250 per adult (ages 13+)
  • $125 per child (ages 6-12)

Due 90 days to arrival

  • Remaining balance of stay

Final counts & guest registration is due 90 days prior to arrival, when full payment is due.  Guests may be added anytime prior to arrival, if availability exists.  Guests cancelled less than 90 days to arrival date are subject to cancellation policy.  Or, you may send another party of the same size to stay in your place without penalty. 

Changes to Length of Stay 

  • Adding nights – can be done anytime, always based on availability
  • Subtracting nights 
    • More than 90 days to arrival – no penalty
    • Less than 90 days to arrival – stay will be charged at full length

2% Cash or Check Discount 

A 2% discount is offered to your guests on our American Meal Plan or One Meal Plan who do not use a credit card to pay for their stay.  This applies to both the deposit and final balance payment.  Debit cards are considered credit cards in this instance.  Your deposit AND final balance must be paid either by cash or check.  No adjustments will be made for partial credit card and partial cash/check payments.  The 2% discount is calculated on the pre-tax lodging rate only and taken off the final balance.  It is not calculated on the grand total.  As your stay will be pre-paid prior to your arrival, any incidental charges may be paid by credit card and will not negate the qualification for the 2% discount.

Cancellation Policy

This includes cancellations of any person in the party, not necessarily the full reservation.

Reservations may be changed to other dates within the 10 week family season without penalty (based on availability). If dates are changed and new dates’ rates are less, no refunds will be given. 

Cancelled more than 90 days to arrival date

  • Stays 5+ Nights: 
    • Deposit refunded less $150 per adult and $75 per child ages 6-12 cancelled
  • Stays 2-4 nights: 
    • Deposit refunded less $75 per adult and $40 per child ages 6-12 cancelled 

Cancelled less than 90 days before arrival

  • No refund is possible, regardless of the reason for cancellation. This includes for illness, quarantine and/or local restrictions on travel from your home area.  However, you are welcome to send another party of the same size to stay in your place. 

 

Following 2020, we are keenly aware that there are issues that may arise which can result in the closure of the resort, or significant decrease in our ability to offer our full services. 

  • In the event that a natural disaster or mandated restrictions leaves the resort closed during your scheduled stay, we ask that you consider rolling your deposit to a stay either later in the season or to the immediate next season.  However, your deposit would be refunded if requested. 
  • This same policy applies to a situation where the health guidelines limit us to to-go only dining and/or no group activities, and you don’t want to experience the resort under those circumstances. 
  • If the resort is able to be open during unique circumstances, we will do everything in our power to give you an amazing vacation experience. If you are unsatisfied with your experience, we will come up with a mutually agreeable solution.

Pet Policy

Sorry, pets are not allowed at Fair Hills. If you would like some assistance finding a kennel while you are visiting us, we will provide a list of very capable boarders for you.

Tipping

Tipping is not allowed at Fair Hills.

Service Charge

A service charge is added to your bill. This service charge is not a gratuity and it is not the property of employees. Rather, at the discretion of Fair Hills management, employees may receive a bonus at the end of the season from Fair Hills.

Travel Insurance

We realize and appreciate the risks that our guests assume by traveling, and we recommend trip insurance as a way to protect your travel investment.  Two companies we recommend are Travel Guard and Chubb.
