Breakfast Plan Packages; Early & Late Summer Stays

Fair Hills is open from Memorial Day Weekend through the end of September, welcoming guests all season long. May 22–June 20 marks our Early Summer Season, and August 27–September 26 is our Late Summer Season. During both of these quieter, more relaxed times of year, we offer our Breakfast Plan Package along with full access to all resort amenities. Early and Late Summer are especially beautiful on Pelican Lake—perfect for a peaceful getaway and a more laid-back Fair Hills experience.

The Breakfast Plan Packages is our base package and offered over the dates of May 22 – June 20 and August 27 – September 26, 2026.

The Breakfast Plan Package includes a daily hot breakfast buffet, your cabin and access to all the resort amenities. If you are looking for a stay from June 20 - August 27, please refer to our all inclusive packages.

RESORT POLICIES

Booking, Deposits, Payments, Cancellation and Other Policies

We appreciate your business and understand that even the best organized plans can change. However, unlike a hotel, large resort or year round property, our small capacity and short season means cancellations impact our business and staff significantly. We have found that last-minute cancellations typically are difficult to rebook. Therefore our deposit & cancellation policies ensure the sustainability of our business so we can be here in years to come for you and your family to enjoy!

We realize and appreciate the risks that our guests assume by traveling, and we recommend trip insurance as a way to protect your travel investment. If you believe it could be likely that something could come up that prevents you from taking your vacation as planned, we recommend that you research trip insurance to protect your payments. There are many companies and packages out there, we encourage you to research and pick the best for your family circumstances.

Guest information required for each registered guest

Billing Set-up: one of three options for lodging & incidental charges

All deposits & payments follow the person for which they are made.

Deposits are due by January 15, or within 7 days of making your reservation (whichever is later.) 1/3 of the total stay is due to confirm.

Final counts & guest registration is due 90 days prior to arrival, when full payment is due. Guests may be added anytime prior to arrival, if availability exists. Guests canceled less than 90 days to arrival date are subject to cancellation policy. Or, you may send another party of the same size to stay in your place without penalty.

Changes to Length of Stay

Cancelled more than 90 days to arrival: 2/3 of the deposit is refundable, 1/3 of the deposit is forfeit.

Cancelled less than 90 days to arrival: payment is non-refundable

Rates

To lock in the rates you receive when booking, you must pay your deposit and final balance on, or before, the due dates. Late payments will forfeit your booking rate and default to the current published rate, which could be higher than when you booked.

Uncontrollable Forces

Following 2020, we are keenly aware that there are issues that may arise which can result in the closure of the resort, or significant decrease in our ability to offer our full services.

Pet Policy

Sorry, pets are not allowed at Fair Hills. If you would like some assistance finding a kennel while you are visiting us, we will provide a list of very capable boarders for you. Service animals are welcome.

Tipping

Tipping is not allowed at Fair Hills.

Service Charge

A 15% service charge is INCLUDED in all published rates. This service charge is not a gratuity and it is not the property of employees. Rather, at the discretion of Fair Hills management, employees may receive a bonus at the end of the season from Fair Hills.
