For 10 weeks in the summer, Fair Hills is an all inclusive resort. Everything you need is on-site, we take care of it all for you! Our rates include your lodging, meals (# dependent on plan chosen) all our facilitated activities, amenities, entertainment and sports lessons*. Let us do all your planning, cooking and cleaning. A true vacation for all family members and for all ages! (*Sports lessons are not offered August 23-27.)

Book now for summer 2026! We are currently accepting reservations for next summer. 2025 guests have first dibs to re-book for the same cabin and dates in 2026. Once the re-bookings are in, we open up remaining availability for new reservations. Currently only 7-Night reservations are being accepted. If you'd only like to commit to a part-week, we are happy to put you on a waitlist. Part-week availability will be opened on January 16, 2026.

The American Meal Plan is our all inclusive meal plan. Let us do all your cooking & cleaning. Three full meals served daily. We have found that a family sharing a good meal together is a prime ingredient for a happier vacation. The bell on the lobby roof will ring at the start of each meal time. You and your family will have the same table for each meal and a dedicated server.

Breakfast is a combination of full hot buffet and order off the menu.

Lunch is sometimes a full hot buffet and sometimes order off the menu.

Dinner is always order off the menu with a kids buffet. Except for Tuesday nights when we serve our famous Smorgasbord Buffet.

For All Rates:

The One Meal Plan is perfect for families who love a mix of convenience and flexibility. Enjoy a hearty breakfast with us in the Dining Room, then cook at your own pace in one of our nine cabins equipped with full kitchens. While you can choose a standard cabin without a kitchen, most One Meal Plan guests prefer the convenience of having their own space to prep meals. And if you’d like to take a break from cooking, you’re always welcome to purchase lunches and dinners à la carte during your stay.

Resort Policies

Booking, Deposits, Payments, Cancellation and Other Policies

We appreciate your business and understand that even the best organized plans can change. However, unlike a hotel, large resort or year round property, our small capacity and short season means cancellations impact our business and staff significantly. We have found that last-minute cancellations typically are difficult to rebook. Therefore our deposit & cancellation policies ensure the sustainability of our business so we can be here in years to come for you and your family to enjoy!

We realize and appreciate the risks that our guests assume by traveling, and we recommend trip insurance as a way to protect your travel investment. If you believe it could be likely that something could come up that prevents you from taking your vacation as planned, we recommend that you research trip insurance to protect your payments. There are many companies and packages out there, we encourage you to research and pick the best for your family circumstances.

Billing Set-up: one of three options for lodging & incidental charges

All deposits & payments follow the person for which they are made.

Due by January 15 or within 7 days of making reservation (whichever comes last)

Due 90 days to arrival

Final counts & guest registration is due 90 days prior to arrival, when full payment is due. Guests may be added anytime prior to arrival, if availability exists, at the current rate. Guests canceled less than 90 days to arrival date are subject to cancellation policy. Or, you may send another party of the same size to stay in your place without penalty.

Changes to Length of Stay

This includes cancellations of any person in the party, not necessarily the full reservation.

Reservations may be changed to other dates within the 10 week family season without penalty (based on availability). If dates are changed and new dates’ rates are less, no refunds will be given.

Canceled more than 90 days to arrival date

2/3 of the deposit is refundable and 1/3 of the deposit is forfeit.

Cancelled less than 90 days before arrival

No refund is possible, regardless of the reason for cancellation. This includes for illness, quarantine and/or local restrictions on travel from your home area. However, you are welcome to send another party of the same size to stay in your place.

Rates

To lock in the rates you receive when booking, you must pay your deposit and final balance on, or before, the due dates. Late payments will forfeit your booking rate and default to the current published rate, which could be higher than when you booked.

2% Cash or Check Discount

A 2% discount is offered to your guests who do not use a credit card to pay for their stay. This applies to both the deposit and final balance payment. Debit cards are considered credit cards in this instance. Your deposit AND final balance must be paid either by cash or check. No adjustments will be made for partial credit card and partial cash/check payments. The 2% discount is calculated on the pre-tax lodging rate only and taken off the final balance. It is not calculated on the grand total. As your stay will be pre-paid prior to your arrival, any incidental charges may be paid by credit card and will not negate the qualification for the 2% discount. Valid only on vacation stays from June 15 – August 21, 2025.

Uncontrollable Forces

Following 2020, we are keenly aware that there are issues that may arise which can result in the closure of the resort, or significant decrease in our ability to offer our full services.

Pet Policy

Sorry, pets are not allowed at Fair Hills. If you would like some assistance finding a kennel while you are visiting us, we will provide a list of very capable boarders for you. Service animals are welcome.

Tipping

Tipping is not allowed at Fair Hills.

Service Charge

A 15% service charge is INCLUDED in all published rates. This service charge is not a gratuity and it is not the property of employees. Rather, at the discretion of Fair Hills management, employees may receive a bonus at the end of the season from Fair Hills.
